Do I need to hire my own architect or engineer?

If you have your own architect or civil engineers, that is great and we would be happy to work with them. If you don't have the full team, we are happy to refer people we know who can get the job done. Please note that we are not responsible for them and who gets hired to be a consultant is ultimately your choice and discretion.

How much does permitting cost?

Our fees cover our permitting services only — they do not include city fees, which are paid separately to the city or county. City fees vary significantly by jurisdiction and project type.

Our typical fee ranges include:

  • • Additions & remodels: $2,500–$4,500 (city fees additional, vary by city)
  • • SB 9 Lot Split: $5,000 – $10,000 (city fees additional, vary significantly by city and scope)
  • • New custom home / ground-up construction: Approximately 2–3% of total project costs (city fees additional, vary by city)

What is an SB 9 lot split and can I really build 4 units?

Yes — under California's SB 9 law, you can legally split one lot into two and build up to two units on each (total of 4 units). We handle the full planning, entitlements, parcel map, and construction permits.

Do you handle the actual city submissions and plan check?

Yes — we manage every submission, respond to all plan check comments, and pull your final building permit so you never have to deal with the city directly.

Can I start construction before the permit is issued?

No — it's illegal and can result in fines or stop-work orders. We get your permit issued before any work begins.
